Country Hotel Project Description

A focal point for tourists and ex-pats to congregate; a platform for the interaction of all nationalities that supports a Healthy Mind and a Healthy Body.

On the hotel complex, they will meet and mingle with other ex-pats, local residents and tourists, providing a community centre atmosphere which will be open to residents and day visitors.

The Pilot is a Country Hotel in the East Algarve region of Portugal, not far from Faro Airport and close to Tavira, that is fully constructed and is being fitted out.  The Quinta (see reference I) is currently a Rural Tourism classed hotel, but we have secured planning permission for a 38 Room Four Star Hotel, Spa and Restaurant complex, with Banquet Hall and Seminar Centre.  

The Expansion Project is actively supported at all levels within the Portuguese Government and the detailed design is in progress. Construction will be complete by the end of 2015.

Our objectives are:

1. To provide a themed Hotel/Restaurant/Spa complex featuring:  “Healthy Mind & Healthy Body, on a platform designed to promote the interaction of people of different nationalities”.

2. Given the Spa Centre with gymnasium, heated pool and five treatment rooms we are looking after client’s physical well-being.  All rooms and all facilities are designed to be wheelchair accessible.

3. The Craft Centres will promote mental agility and, together with our outdoor team sports, will promote hand-eye co-ordination.  

4. The music studio and Heritage Centre will exercise the mind and leave our clients with a deeper understanding of Portugal and the Portuguese way of life.  

5. Overall, the hotel will stand out as an activity based holiday centre that will facilitate a holistic well-being program.

6. A recreation Centre will be located adjacent to the hotel complex and will be open to the public. Team sports facilities such as beach volleyball and boules will encourage people to mingle and later, they will meet in the restaurant when it becomes a cocktail lounge with light music for dancing.

7. We developed our Business Model to reduce seasonality and offer a Premium Product at an affordable price by combining three markets (Hotel Residents, Local Community & Tourists) and offering them a diverse agenda on one site; a Virtual Resort in the Hills in which Meetings, Seminars and Congresses are targeted and the 4 Star Restaurant will promote Gastronomy and Wines of the region.

8. We can attract potential foreign immigrants to Portugal and earn their loyalty by providing a premium product at an affordable price and offering in-house villa inspection programs in any of the five regions across the Algarve.   A bonus is the fact that they get to interact with the local community and learn about the History, Culture and Tradition of Portugal in our Heritage Centre (We are retaining the Casa Mae and Workers Cottages and creating a Museum Style Library as part of the ‘Healthy Mind’ utilities).

How are we facing these challenges: Our innovation is not technical, it is our product and marketing, and this innovative approach has worked for us as a small hotel.  With the new hotel, we are providing a greater diversification of offerings that is unique, targeting the increasing number of potential Hotel Clients who are demanding multiple motivations and minimizing the cost by bringing in the local community and tourists from the surrounding villas and hotels.  

We regularly have people from Denmark, Holland, Germany, the UK and Ireland come in as day visitors and people from Spain right across to Vilamoura join us for our regular events.

We are confident that this innovative approach can be scaled up to a 38 Room Hotel and our conservative projections illustrate that it will be profitable, despite the financial downturn. We have verified that other high quality hotels are profitable in this financial environment and we take note that Turismo Portugal supports this kind of innovation in their National Strategic Plan for Portugal (PENT)”.

The Portuguese Tourist Board issued their long term plan for tourism in a document entitled PENT which defines many attributes that they want new hotels to fulfill and one of these is that each one should have a well defined theme.  For the new hotel, the theme is “Healthy Mind & Healthy Body, on a platform designed to promote the interaction of people of different nationalities” which will differentiate them from the standard sea-side hotel.

Richard Bassett explained the rationale behind the purchase of a business in Portugal leading to this expansion project as follows:

“We performed a Risk Analysis on investments in various economic regions and Portugal appears to have far better long-term potential, given their world-beating renewable energy schemes and the small percentage of paper assets in their foreign currency reserves (see reference II).  As for our expansion program, our Strategic Vision was to be innovative in the products that we offer and the way we market these products.

A Banquet Hall

Weddings, Seminars, Private Parties and Public Events.

A large hall, suitable for up to 200 people, located adjacent to the kitchen and the recreation centre.

Consider that our lowest full Wedding/Seminar menu will be €50 per person, a full 200 event will bring in a minimum of €10,000.  An average of two weddings per month will bring in €260,000 per annum with scope for doubling this figure.

A Restaurant

Serving Lunch and Dinner to our Hotel Guests and also open to the public.

Up to 160 diners at one sitting plus more out on the terrace if needed.

Children can escape out into the recreation centre instead of being stuck at the table.

Consider that we will open seven days per week for lunch and dinner and the restaurant can offer space for a small wedding up to 80 people if the Banquet Hall is in use.


10 x Lunches @ €15 = €54,750 pa

15 Dinners at €18 = €98,550 pa

The Cocktail Bar/Restaurant Reception area will remain open until midnight offering a cosy nightclub atmosphere

10 clients x 2 drinks = €29,200 pa

A 38 Room Four Star Hotel

Given the all-year-around facilities such as lawn green bowls, croquet, petanke and tennis, we will flatten our habitation curve by increasing our winter bookings.  Our local sports clubs will invite and challenge foreign teams and will teach newcomers.

The entire premises is wheelchair friendly and there is a lift to the first floor of the hotel block.

Consider and average occupation level of 55% and room price of €60 per night we arrive at:

20 rooms x €60 x 365 days = €457,710 per annum.   

A Spa Centre

With four treatment rooms, Sauna. Turkish Bath, Heated Swimming Pool, relaxation area and mini-gymnasium.

Additionally, we can offer use of the indoor pool as a bonus for hotel clients and day visitors.

Consider six clients a day at €40 per treatment = €87,000 per annum.

Hair and Nail Studio

Two seats for the hair dresser and one for the nail painter.

This will be very handy for wedding parties and we will have a special cottage set up for the Bridal Suita that may be used as a dressing room for the brides party.

Consider four hair and four nails clients per day at an average of €20 per client: = 8 x €20 x 365 = €58,400 pa.

Recreation Centre

We have an outdoor free-form swimming pool and an amphitheatre as core attractions plus children’s swings, slides and climbing frames.

There is a sales kiosk for serving clients of the recreation centre who will monitor the day visitors and handle the €12 voucher which will entitle the visitor to €12 worth of purchases from the kiosk.  (This ensures a minimum charge per family of €12 and no free-loaders).

We expect that this facility will bring in children’s birthday parties.  They will have use of the hall during the day for their birthday party and then they can play out in the gardens.

Consider four families per day =

4 x €12 x 365 =  €17,520 pa.

One birthday party per week at €10 per child and an average of 20 children =

52 x €10 x 20 = €10,400 pa.

Income Streams

These very conservative figures produce a projected income of over €1,000,000 per annum with a great deal of room for improvement with experience.
